Sydney’s property market may be brutal, but apparently it has nothing on Sydney strata.
A waterfront terrace in Glebe has hit the market with a $999,999 asking price and what may be one of the most brutally honest property descriptions we’ve ever encountered.
Located at 8 Griffin Place, the three-bedroom home last sold for $4.1 million in March 2025. Its current owners say they purchased what they believed would be their “forever home”.
Editor’s Note: Since publication, reports suggest the property never traded at $4.1m. The owner allegedly paid $2.9m in 2024.
That dream, however, appears to have lasted approximately as long as most Sydney buyers’ optimism.

“Buy the dream…inherit the nightmare,” the listing begins hopefully.
According to the owners, the property comes with one beautiful terrace, one fantastic location and one “advanced diploma in strata law”.
Also apparently included are thousands of pages of meeting minutes, enough legal correspondence to “keep a small forest employed” and a front-row seat to what the listing describes as “governance theatre”.
The advertisement then walks prospective buyers through the alleged process of getting a repair completed within the strata scheme.
First comes a meeting. Then another meeting. A consultant, an engineer, several reports, several lawyers, a special levy and (naturally) another meeting.
“Then…maybe…someone might look at the repair,” it reads.
Despite the chaos described, the actual home looks positively beautiful. Positioned near the shores of Blackwattle Bay, the 189-square-metre property features three bedrooms, two bathrooms, parking for two cars, a courtyard, balcony and outdoor entertaining area.

The seller’s most important advice has little to do with inspecting the dishwasher, paintwork or roof. Instead, prospective buyers are told to request the meeting minutes, and read every single one.
“Because the biggest surprise in strata usually isn’t hidden behind the walls,” the listing says. “It’s hidden in the paperwork.”
The property is now advertised for $999,999, although the description takes an even more flexible approach to negotiations.
“We’ll take just about anything,” it says.
So Sydney! has approached the owner for further information. And yes, we’ve asked to see the meeting minutes.
Because while we might not financially invest, we certainly will emotionally.
